Terms of Reference: Project Manager - New Construction Project

Job Description:
 EmpowerGen Holdings is a registered company in Kenya since 2014 with investments in real estate and hospitality industries. 

We are seeking an experienced Project Manager for new construction projects who will be responsible for the overall project management while professionally engaging consultants and vendors, setting up of initial estimates, budgets and construction timetables, supervision of construction personnel, and the overall planning, coordination and execution of works in accordance with the contract documents, schedules and budgets.

Candidates must be professional and personable leaders committed to the core values, overall objectives and development of the company.

The following is a list of the major responsibilities of the Project Manager:
  • Setting up initial estimates, budgets and construction timetables to be approved by the company management
  • Finalization of the Master Plan and development of initial project construction strategy and schedule
  • Identification and selection of consultants, subcontractors and vendors, and translating the requirements of the company into actionable inputs
  • Review of project plans, specifications and budgets, and comment on the building design, scheduling, possible cost savings measures and potential problems
  • Coordinating and collaborating with the architects, engineers and other specialists to ensure delivery of the project in accordance with the contract documents, schedules and budgets
  • Inform the consultants of any errors, discrepancies, deficiencies or omissions contained within the design drawings, schedule and/or budget
  • Ensuring compliance with all legal and regulatory requirements including occupational hazard and safety requirements
  • Monitor and maintain the project schedule on a weekly basis
  • Prepare and issue minutes of all site meetings, and provide progress reports and feedback to the company management
  • Recording keeping of all site assets including store and stock management and general site management
  • Perform other duties as assigned
To be considered for this position you should possess the following skills, attributes, and abilities:
  • Minimum 5 Years experience as a Project Manager on new-building commercial and industrial projects.
  • Bachelor’s degree in project or construction management, architectural design, civil/structural engineering or other related field with equivalent work experience
  • Technical Construction Project Management - Understanding of commercial on-site building methods, scheduling, material flow logistics and experience in checking plans, drawings & quantities
  • Leadership - Passionate, accountable, organized, proactive and results- oriented
  • Technology - Proficient in software for scheduling and tracking job progress, including Microsoft Word, and Excel
  • Problem solver - takes ownership of solutions for field staff
  • Organizational skills - Track record overseeing teams of individuals, schedule, coordination and financials of major projects
  • Financial Management & Accountability - Grasp of project profit and loss tools, and expertise in preparation of cash flow and payment schedules 
  • Safety excellence - fosters a great safety culture.
  • Excellent organizational, presentation, and interpersonal skills
